Is public records correct, saying my house is “_____”?

We typically find that the measurements listed in public records are not correct. This is true for older homes and for new builds as well.

Why would public records be wrong?

Often, they do account for additions on existing homes or the various options to add rooms from the builder.

Is this reported to the Count Assessor and will it impact my property tax?

Don’t worry, the correct measurements stay between the appraiser and the client. Wulf Appraisal DOES NOT report the findings to the local Assessor’s office and our service will have NO IMPACT on your property taxes. Do you just come out with a tape meaure?

No, those days are over, unless everything else fails. At Wulf Appraisal, we utilize some of the latest technology including laser measuring devices and even LIDAR on our iPad.

Do I get a copy of the sketch you produce?

Absolutely! We provide you with digital copy of the property sketch, showing all measurements. This will be emailed to you, so you can safely save it.

How long does it take for you measure my house?

This varies on the size and characteristics of you house, but typically 15-20 minutes. This is shorter than an appraisal inspection, because we are not taking pictures or examining the property’s various aspects.
